APR for loans varies from 5.99 – 29.9%.

Costs, rates, and terms can only be determined after evaluating:

  1. Property Location and type.
  2. Loan to Value (LTV) based on current value,
  3. Credit Score (FICO),
  4. Ability to repay, and DSR (Debt Service Ratio)
  5. Your capabilities/experience and
  6. Site Inspection and title report.

This is not a guarantee.  This is not a Good Faith Estimate (GFE).

No upfront costs apply.

Level 4 Funding LLC is acting as a Mortgage broker.

These are short-term loans of 3-60 months.

You are not required to pay any upfront fees.  However, some programs may require paying for an appraisal or BPO.  A nonaffiliated 3rd party handles appraisals/BPO, and all fees and costs are collected by the 3rd party, not by us at Level 4 Funding LLC.

For the lowest possible rate, typically, the borrower will have an LTV of 55% or less and a Tri-Merged FICO Credit score of 790 or better.

For example, A loan of $500,000 at 8% for 60 months would be interested only payments of $3,333.33/month for 60 months, a balance of $500,000 due at the end of the loan, closing costs of $12,500 with an APR of 8.20%. The home would be in Scottsdale, Loan to Value at 55% or less, and the Borrower would have a tri-merged middle credit score of 800 or better.

For example, A loan of $250,000 at 12% for 60 months would be interest-only payments of $2,500/month for 60 months, the balance of $250,000 due at the end of the loan, and closing costs are $6,957 with an APR of 12.9%.

For example, A loan of $250,000 at 5.99% for 12 months would be interest-only payments of $1,257.91/month for 12 months, the balance of $250,000 due at the end of the loan.  A monthly loan service fee of $17.50. The borrower would have a Tri-Merged FICO Credit Score of 740, an LTV of 55%, and a DSR of 1.5 or better.

For the Up to 90% As-Is Value, 100% of Rehab Costs program, the borrower would have completed five loans with us in the previous 12 months and is a licensed Realtor.  (You will need the experience to qualify for this program.)

For Land loans, the max LTV typically is 55%.

Usually, for borrowers who apply for loans, their rate ranges from 8.5% to 13.9%.

For a second-position loan, the rates vary from 18.9%  – 29.5%.

To qualify for a 90%/100% Loan Rate:   This is based on borrowers’ prior experience, credit score, and property location. Rehab costs are paid on a draw basis.  There is a draw fee due when a draw is requested.

Closing Costs consist of the following:

  1. Origination, documentation, and credit report – all paid at the close of escrow to Level 4 Funding LLC.
  2. Escrow fee paid to the title company.
  3. Title Policy paid to the title company.
  4. Servicing Setup fee plus monthly fee paid to loan servicing company.

Level 4 Funding LLC does not service the loans.

Level 4 Funding LLC does not provide a warehouse or keep loans for resale.

Loans have a specific due date and may not be extendable past the due date.  There is no guarantee that the lender will extend the loan term.

Non-Owner Occupied Loans, Bridge Loans, Construction Spec Homes, or Commercial Loans.

Payments are interest-only, which means there is no principal reduction to the loan during the term of the loan.

Loans may have a prepayment penalty or a minimum time commitment; talk to our licensed mortgage experts for more details.

We look at credit scores to determine loan possibilities.  Poor credit will result in higher interest rates and higher down payments.

Borrowers with outstanding judgments, tax liens, or pending litigation would have to be settled before escrow closing to qualify for any of our loan programs.

Any third-party costs/fees or services you pay directly are your responsibility.  If the loan is denied for any reason, Level 4 Funding LLC is not responsible for refunding any of the costs/fees or services paid directly by you.

You are not required to complete this loan merely because you have received these disclosures or signed a loan application. If you obtain a loan, the Lender will have a mortgage/deed of trust on your property. You will lose your property, and any money you have put into it if you do not meet your loan obligations. You should have sufficient cash reserves and experience to complete the project.

Trust Deed Lenders

Notes are not offered to any prospective lender unless the such lender has established, to the satisfaction of Dennis Dahlberg, RI/CEO of Level 4 Funding LLC, that the lender meets lender qualifications.

Some employees at Level 4 Funding LLC have also licensed Arizona Real Estate Agents and Arizona Insurance Agents.  We do not act as dual agents on any loan; however, some broker agents will have transactions where an employee at Level 4 Funding LLC is also employed at the broker agents.

Each lender funds the Notes through a Title Company from his/her/its account for investment purposes only and without any intention of distributing or reselling any of the Notes, either in whole or in part.

We cannot and will not guarantee that this opportunity will be successful. See competent advice from attorneys, real estate appraisers, financial planners, securities dealers, and accountants before you enter any agreement.

We are not selling the Note; Level 4 Funding LLC is acting as Mortgage Broker, Licensed in Arizona, MB 0923961, acting as a broker between you, the lender, and the borrower(s). Some employees at Level 4 Funding LLC have also licensed Arizona Real Estate Agents and Insurance Agents. We do not act as dual agents on any Loan; however, some broker agents will have transactions where an employee at Level 4 Funding LLC is also employed as the broker agent.

You will fund the Loan for the borrower(s) in escrow at an Arizona Title Company, and the funds need to be wired one day before escrow closing. The Title Insurance Company is First American Title Insurance Company. In Arizona, the Title Company will also act as the Escrow Company. Each Deed of Trust is insured by a Lender ALTA Title Policy from First American Title Insurance Company.

There is no contractual relationship between Level 4 Funding LLC and First American Title Insurance Company or Evergreen Loan Servicing, nor does Level 4 Funding LLC receive any compensation from these vendors.

Loss of Money

  1. There is no guarantee that this lending vehicle will be successful, and there is a possibility of failure and the complete loss of your money.
  2. Your loan is at risk.
  3. You are a sophisticated Lender and can absorb any loss.
  4. The security of the proposed loan may be just the value of the real estate.
  5. If the borrower fails to pay — you will not get paid. You only get paid if the borrower pays. Nonpayment by the borrower(s) will result in loss or delay of cash to you.
  6. You handle loan servicing, a loan servicing company, or our recommended loan servicing company.
  7. The bankruptcy of the borrowers(s) causing long court delays could result in the total amount of principal and interest exceeding the real estate security market value.
  8. It would be best to view the property by at least driving by.
  9. Level 4 Funding LLC or its employees;
  1. Do not guarantee the loan.
  2. Is not obligated to buy back the loan.
  3. Is not obligated to create a resale market for the loan.
  4. Do not service the loan.
  1. You are the owner of the Note, your name is on the documentation, and you are the decision maker and control and enforce the terms of the Note and Deed of Trust. Once consummated, Level 4 Funding will not have any interest or involvement in the Note and Deed of Trust nor receive any future compensation.
  2. You may need to foreclose on the borrower to recover the property and sell the property to recover your initial money, past payments and fees, and foreclosure fees.
  3. If you foreclose:
  1. You are the person in charge of handling the foreclosure and associated costs.
  2. You may need cash to complete the project or to make the property marketable if you foreclose and take possession.
  3. You may have to pay for forced-placed insurance.
  4. You may have to pay past HOA fees, additional liens since closing, and past/future utilities.
  1. You are acquiring the Notes for your account, for lending purposes only, and without any intention of distributing or reselling any of the Notes, either in whole or in part.
  2. You are committing your funds for the term of the loan. Notes are fixed for a time and rate; once executed; you may have difficulty getting out of the transaction if you need the cash. You may be able to sell/assign the note, but this may not be possible. Usually, trust deeds are not liquid; resale before maturity may result in a loss to the lender (you).
